New build loft boarding
Moved into a new build and found the loft is bare joists, deep insulation and nowhere to put anything? You're not alone. New build lofts are the biggest part of what we do — and they need a different approach to an older house.
Trussed roofs need spanning, not loading
Almost every new build has a trussed rafter roof. Those slim timbers are engineered to hold your ceiling up — not your Christmas decorations, suitcases and baby gear. We fit a raised floor that spreads the load across the trusses properly, and we never cut, notch or drill a truss.
Deep insulation stays deep
New builds are handed over with around 300mm of insulation to hit current Building Regulations. Board straight on top and you crush it flat, losing much of the performance you paid for and inviting condensation. Our raised system clears the insulation completely so it keeps working.
Your warranty stays intact
Most new homes carry a 10-year structural warranty. Because we work to NHBC-compliant standards and never alter the roof structure, your loft becomes usable storage without putting that cover at risk.
Hatch and ladder sorted too
Developers fit the smallest hatch they can get away with and rarely include a ladder. We can widen the opening, fit a proper insulated hatch and supply a ladder so the space is genuinely easy to use — usually on the same visit.

Boards sit clear of the insulation — not squashed into it.
Why not just board the joists?
On a trussed roof, the bottom timber is a structural member of the truss — not a floor joist. Loading it directly, or cutting one to make room, can affect how the whole roof behaves. It is also the fastest way to invalidate a new build warranty. A raised floor avoids both problems, which is why we fit one on every new build.

Yes — new build lofts are the biggest part of what we do. New builds have trussed rafter roofs that are designed to hold the ceiling up rather than carry storage, plus around 300mm of insulation that must not be crushed. We fit a raised loft flooring system that spans the trusses above the insulation, without cutting, notching or drilling any part of the roof structure.
Not the way we install it. Structural warranties are put at risk when the roof trusses are altered — cut, notched or drilled — or when the boarding is loaded directly onto timbers that were never designed for it. We work to NHBC-compliant standards and leave the roof structure completely untouched, so the loft becomes usable storage without affecting your cover. If you are unsure, check your warranty paperwork before any loft work and we're happy to talk it through.
A small part-boarded storage area typically costs from £350–£500 fitted. A medium raised and boarded loft floor is £600–£900, and a large fully boarded loft is £900–£1,200+. A loft ladder supplied and fitted adds £150–£300 and a new insulated hatch £150–£350. Every job is priced as a fixed quote after a free survey.
Most lofts are boarded, laddered and finished in a single day. We usually arrive around 8am, put floor covers down throughout the house, and many jobs are complete by early afternoon.
Not the way we do it. We fit a raised loft flooring system that lifts the boards above the insulation, so it stays uncompressed and keeps working. Boarding straight onto the joists squashes insulation and can cause cold spots and condensation — we don't do that.
